A fixed income property mortgage (or fixed rate mortgage) is an interest that is arranged at the same rate regardless of its timeline and how the causal bank rates set by the government vary. Here, the key advantage is that the amount repaid monthly will be the same throughout the duration of the property mortgage. Not only does the fixed rate make things more conventional for the investor, it also makes renting a property more lucrative.

A balloon income property mortgage rate is where the monthly repayments are set for long duration (25 years to be exact). However, the remaining balance from the rate must be repaid within 5 – 7 years. If the investor has received money or sold the property elsewhere, cash from repayment deals is guaranteed. If not, current rate negotiations with the private lender are possible.

An adjustable income property mortgage rate can be changed by the lender anytime. Unlike the fixed and balloon property mortgage rates, this one is believed to be a more tricky option for the investor. In general, the adjustable rates may be offered at times when the mortgages are taken out sans fixed rate.

Many people have been considering the acquisition of “second investment” income property mortgage, either for second homes or rental purposes. In fact, second investment property mortgages are more beneficial for second home than the rental one. Here are few reasons:

  • The profit you’ll get from second investment property deals basically depends on the income property mortgage rate.
  • In purchasing a second investment property, the interests from income property mortgage are deductible. If for instances that the mortgage for second home purchase was used, the interest can be withhold if the investor chose the itemized deductions. In some cases, these deductions are practically limited.
